Florida vacation rental sizes: what 1,631 BookVillas listings show

The median Orlando listing in our catalog advertises five bedrooms and room for 12 guests. Across our coastal listings, the medians are three bedrooms and six guests.

That difference matters when several households are planning a trip together. A bedroom filter can help narrow the search, but it does not tell you who will share a room or sleep on a sofa bed. We examined the bedroom counts and advertised guest capacities of 1,631 public BookVillas listings to give travelers a clearer starting point.

These findings describe the BookVillas catalog on one date. They are not estimates for all Florida vacation rentals, and they do not measure bookings, demand or availability.

Orlando listings have more bedrooms in this catalog

Of the 906 Orlando listings, 739 advertise at least four bedrooms: 81.6%. Among the 725 coastal listings, 174 meet that threshold: 24.0%. The combined coastal figures depend on the mix of destinations in our catalog, so the individual market results below are useful when comparing places to stay.

Bedroom counts and guest capacity by market

BookVillas public catalog, November 6, 2026
Market label Listings Median bedrooms Median guest capacity 4+ bedrooms
Atlantic Coast 16 2 6 2 (12.5%)
Gulf Coast 398 3 6 95 (23.9%)
Orlando 906 5 12 739 (81.6%)
Panhandle 238 2 8 42 (17.6%)
The Keys 73 3 8 35 (47.9%)

Orlando accounts for 906 of the 1,631 listings. The Atlantic Coast group contains only 16, which is too small and selective to support broad claims about that coastline. Market names follow the categories shown on BookVillas; they are not administrative boundaries.

Eight-bedroom homes are concentrated in Orlando

There are 205 listings with eight or more bedrooms in the snapshot. Of those, 203 are in the Orlando category. That is 22.4% of our Orlando listings, compared with two out of 725 coastal listings, or 0.3%.

This makes Orlando a useful place to begin a search for a large shared home within our inventory. It does not mean a particular property will be available for your dates, or that large homes are absent from other Florida rental providers.

What to check before booking for a group

Read the room-by-room sleeping arrangements after setting your bedroom filter. Advertised guest capacity can include shared beds, bunks or convertible sleeping spaces. The capacity number alone does not establish that every couple has a private bedroom.

Check bathroom arrangements, parking limits and any age or occupancy restrictions on the home you choose. Resort facilities may have separate access requirements. Our Orlando resort comparison and booking guide explain the questions to ask before committing.

Methodology and limits

We recorded all 55 pages returned by the public BookVillas search with no travel dates or destination filters selected on November 6, 2026. The result was 1,631 listing cards and 1,631 distinct property IDs. Each property ID counts once. Every record had a readable bedroom count, advertised guest capacity and market label.

The calculations use the values displayed on the listing cards. Four cards display zero bedrooms; we retained those values without assuming a separate bedroom. A median is the middle value after sorting; for an even number of records, it is the average of the two middle values. Percentages are rounded to one decimal place.

This is a snapshot of a commercial catalog, not a random sample of the Florida market. Inventory selection, destination coverage and listing accuracy affect the results. Distinct listing IDs are not an independent verification of distinct physical homes. We did not verify sleeping layouts, licensed occupancy or individual property specifications. Listings can change after publication.

No guest records or reservation data were used. We excluded prices because no common travel dates, length of stay or fee basis were selected. The figures cannot establish occupancy rates, traveler preferences, price trends or growth over time.
