Before reserving a Florida vacation home, check the full price, payment dates and the details that matter to your group. BookVillas.com is a marketing brand of Reunion Vacation Homes Inc. Our published rental terms identify the contracting company as Reunion Vacation Homes Inc. dba Florida Vacation Homes.
This guide summarizes the published booking terms. Read the full agreement and the quote for your home before paying. Ask us to confirm anything that is unclear.
Check the sleeping arrangements, maximum guest count and parking allowance. Ask about steps and bathroom access if anyone in your group needs them. Confirm the exact beach entrance or resort facilities available with the home.
The lead guest must be at least 25, hold a major credit card and stay at the property throughout the reservation. Additional identity checks apply to last-minute bookings; review the requirements with the reservations team before travelling.
The one-time departure cleaning charge varies by property. Check the quote for the total, including fees and any selected extras.
A booking deposit is part of the rental payment. A separate security deposit may be required for selected homes or according to the number of guests. The terms say a requested security deposit is paid with the final balance and refunded within two weeks of departure after a satisfactory property inspection.
The limited damage protection fee is non-refundable and is separate from a security deposit. Its limits and exclusions are set out in the full terms. Accidental damage must be reported promptly in writing; do not wait until after departure.
All cancellations must be received and confirmed in writing. The published terms provide the following schedule, based on the total rental cost including fees:
Changing the property or dates within 30 days of arrival is treated as cancelling the original reservation. Reducing a stay is also subject to the cancellation policy and minimum stay requirements. Read the full cancellation provisions, including the terms for unpaid balances.
Ask whether pool heating is available for the home, whether it costs extra and when it must be requested. For a spillover spa connected to the pool, the terms explain that pool heating must be on for the spa to heat. Cold weather can limit heater performance, and the terms do not provide refunds for heating problems caused by cold weather.
A home inside a resort does not automatically include every shared facility. Check membership, passes, guest registration and any resort fees for your booking. Resort policies, maintenance or other circumstances can restrict access. Use our amenity access checklist and Orlando resort comparison to narrow down the questions.
Standard check-in is after 4 p.m.; checkout is before 10 a.m. Early arrival or late departure costs extra when available and is confirmed only within the final 72 hours before arrival. Contact the team in that window if you have requested it.
The terms say the electronic door code is sent after final payment and receipt of the signed rental agreement. Follow your reservation’s arrival instructions, including any identity verification and resort registration steps.
Florida Vacation Homes manages homes directly and also places bookings with third-party professional property managers. Before travelling, confirm who manages your home and keep the support contact supplied with your reservation.
For an issue with the rental during your stay, the published terms direct you to contact Florida Vacation Homes. Report pre-existing damage within 12 hours of arrival. Resort staff and the homeowner are not the contact for rental maintenance problems.
You can also call 407-449-1655 or email reservations@bookvillas.com. Include your reservation or property ID when asking about an existing stay.
